How to file a water damage insurance claim

Filing correctly in the first 48 hours sets the tone for your entire claim. These steps apply to most Arizona homeowners policies — always read your declarations page and call your agent for policy-specific advice.

Step 1: Document and mitigate immediately

Before you call the insurer, photograph and video all damage with timestamps. Then start professional mitigation — your policy requires it. Keep every receipt and invoice.

Step 2: Notify your carrier

Call the claims number on your insurance card or app. Provide date of loss, cause (burst pipe, appliance, storm), and affected areas. Get a claim number and adjuster assignment timeline.

Step 3: Meet the adjuster prepared

The adjuster inspects damage and reviews the restoration scope. Have your contractor's moisture logs, photos, and Xactimate estimate ready. Point out hidden areas pros opened (baseboards, cabinet toe-kicks).

  • Do not sign a release or accept a check as 'full and final' until scope is complete
  • Supplement if additional damage is found during demolition — this is normal
  • Keep a log of every call, name, and date with the carrier

Step 4: Understand payment flow

You may receive ACV (actual cash value) upfront and recover depreciation after work is complete, or the carrier may pay the contractor directly on larger jobs. Mortgage companies on mortgaged homes sometimes require endorsement on large checks.

How long do I have to file?
Policies require prompt notice — typically 'as soon as practicable.' Delaying weeks without reason can give the carrier grounds to scrutinize the claim.
Can I use any restoration company?
Yes. You choose the contractor. The carrier cannot require a specific vendor, though they must agree the scope and price are reasonable.
